A former engineer with both mechanical and environmental degrees, Gail Magenau Hire focuses her practice on real estate matters that have an environmental component. Her work includes development permitting, enforcement defense, regulatory compliance, analysis and negotiation of business contracts, and environmental litigation. She has negotiated multimillion-dollar commercial real estate transactions and represented clients at zoning and permitting hearings before local boards. Her permitting work often involves land use matters such as analyzing and drafting easements, activity, and use limitations, and conservation restrictions.
Gail helps clients understand complex problems involving environmental contamination or environmental risks and the regulatory processes required for their business or personal goals (e.g., as a homeowner or landowner). She runs interference with regulators and municipal officials to ascertain procedures and obtain public documents. She also negotiates agreements for access and conservation restrictions and resolves disputes among neighbors over environmental or land use issues.
